Ask Wire: Strong Rebound for Cyprus’ High-End Property Market in May 2025

  • The 50 largest property transactions across Cyprus reached a total value of €75.7 million
  • The highest-value transaction, worth €12.5 million, involved a plot in Engomi, Nicosia

Ask Wire, the technology-enabled company that monitors property transactions, asking prices, and construction activity, has processed and released data on the 10 most expensive property sales completed in May 2025, along with the total value of the top 10 sales per district.

The 10 most expensive sales nationwide totaled €38.8 million. The top transaction was a plot in Engomi, Nicosia, sold for €12.5 million. Limassol recorded the highest number of sales in the top 10 list, with five transactions. Nicosia and Paphos each recorded two sales, while Larnaca contributed one.

The 50 largest property transactions in May totaled €75.7 million. Supported by the highest-value transaction of the month, Nicosia led the high-end market, with its top 10 sales accounting for 31.4 percent of the national total. Limassol followed with 27.6 percent, Paphos with 21.2 percent, Larnaca with 13.8 percent, and Famagusta with 6 percent. In absolute terms, Nicosia’s top 10 transactions totaled €23.8 million, compared to €20.9 million in Limassol and €16.1 million in Paphos. The top 10 sales in Larnaca amounted to €10.5 million, clearly surpassing Famagusta’s total of €4.5 million.

Pavlos Loizou, CEO of Ask Wire, commented that May was the second-best performing month of 2025 so far in terms of high-value property transactions, following March. The strong performance is reflected in the fact that half of the 50 most expensive sales were completed for over €1 million. Compared to April, the high-end market improved across all districts. “Houses were prominently featured in May, with six of the top 10 transactions involving residential properties and 22 house sales recorded in the top 50 overall”.
