Ask Wire: The 10 Largest Real Estate Deals In The First Half Of 2025

Ask Wire, the technology-enabled company that monitors transactions, asking prices, and construction activity in the real estate sector, has analysed and published data on the 10 highest-value property sales completed across Cyprus during the first half of 2025, as well as the total value of the top 10 sales per district. The company also released data on the 10 most expensive transactions recorded in June 2025.
The 10 highest-value sales nationwide in the January–June 2025 period totaled €169 million. The most expensive transaction involved part of an apartment complex in Tsiflikoudia, Limassol, sold for €44.8 million. Limassol dominated the top 10 list with six entries, accounting for a total value of €105.7 million. Nicosia followed with two sales worth €41.8 million, while Paphos also recorded two top-tier sales totaling €21.5 million.

The total value of the 50 most expensive transactions—ten per district—reached €306.1 million in the first half of 2025. Limassol accounted for 43.1% of this total, followed by Paphos with 17.8%. The top 10 transactions in Limassol were valued at €132 million, those in Nicosia at €67.4 million, and in Paphos at €54.6 million. Larnaca followed with €27.8 million, and Famagusta recorded €24.3 million.

Commenting on the results, Pavlos Loizou, CEO of Ask Wire, noted:

Comparing this period with the first half of 2024, we see a 16.8% increase in the total value of the 50 most expensive transactions. It’s encouraging to see strong and sustained interest in premium properties, with Limassol, Nicosia, and Paphos making significant contributions and Larnaca beginning to carve out its own momentum.
This points to broad investor interest across districts, demonstrating both the sector’s resilience and the opportunities that Cyprus’ real estate market offers. June 2025: Top 10 High-Value Sales
In addition to the half-yearly data, Ask Wire also published the top property transactions completed in Cyprus in June 2025. The 10 highest-value sales exceeded €27.1 million. The most expensive transaction involved a house in Ayia Napa, Famagusta, sold for €6.2 million. Limassol recorded the most sales in the top 10 with four transactions, followed by Nicosia, Larnaca, and Famagusta with two sales each. The total value of the top 50 transactions in June exceeded €52.9 million.
